How Lease Generator works
The landlord prepares and sends the agreement, the tenant reviews and signs it, and the landlord completes the final review.

Start with the property and agreement type
Select a saved property and choose Apply Listing. Signal-Panda prefills its address, state, landlord details, and enabled property-manager information. If no property appears, add it in Settings first.
Choose Long-term lease for a residential tenancy or Short-term stay for a stay of 30 days or less. Enter the tenant email and enable multiple tenants when the agreement needs additional named tenants.
Applying a saved property unlocks the builder and keeps the agreement tied to the correct property details. -
Enter the terms, occupants, pets, and addendum
For a long-term lease, enter the lease dates and monthly rent. For a short-term stay, enter the stay dates and total stay charge; stays longer than 30 days are rejected. Deposit or incidental-hold terms and payment timing are optional, so leave them disabled when they do not apply.
Describe permitted occupancy, choose the pet policy, add each approved pet when pets are allowed, and enable a custom addendum only when you have additional written rules. Addendum text is required when that option is enabled.
The labels and clauses adjust when you switch between a long-term lease and a short-term stay. -
Preview the complete agreement
Select Preview to review the base agreement, property and tenant details, optional terms, disclosures, and state-specific sections together. Correct the draft before sending it. You can also use Download Current Draft PDF when you need an offline review copy.
The preview is state-aware, but laws and local requirements can change. Read the legal disclaimer and have the agreement reviewed by qualified counsel when appropriate.
Preview is the last place to correct the active draft before sending locks its terms. -
Send the secure tenant signing link
Select Send Lease to Tenant when the draft is ready. Signal-Panda emails the tenant a secure signing link and can send a copy to the saved property manager when that option is available and selected.
After sending, the agreement terms are locked to preserve the version the tenant received. The Lease Workflow shows whether the lease is Draft, Sent, Tenant signed and pending review, or Fully executed. Create a new draft if the sent terms must change.
The workflow records the handoff without exposing the secure signing token. -
Tenant reviews and signs
The tenant opens the emailed link, confirms their legal name, email, phone, current address, additional tenants, and allowed pet details. They review the full agreement before reaching the signature controls.
To submit, the tenant consents to electronic signing, types a signature that matches the tenant name, and uploads one identification document as an accepted image or PDF. The landlord receives a review notice after a valid submission.
Tenant information appears first, the full agreement follows, and the signature and ID controls are at the bottom. -
Landlord reviews and finalizes
When the status is Tenant signed—pending review, inspect the submitted tenant information, uploaded identification, pet disclosure, and agreement. The landlord's typed signature must match the saved landlord name.
Select Mark Signed / Finalize Lease only after the review is complete. Signal-Panda creates the executed PDF, changes the status to Fully executed, and emails final download links to the landlord and tenant. The landlord can also download the executed PDF from Lease Workflow.
Finalization produces the executed record and delivers the completed agreement to both parties.

Why is the lease builder locked?
Select a saved property and choose Apply Listing. A sent, tenant-signed, or finalized agreement is also locked so its accepted terms cannot be changed.
Can I change a lease after sending it?
No. Create and send a new draft when the terms need to change. This prevents the landlord and tenant from reviewing different versions.
Can a short-term stay be longer than 30 days?
No. The short-term option accepts stays of 30 days or less. Use the long-term lease workflow for a longer term.
Why was a typed signature rejected?
The tenant signature must match the tenant's entered legal name, and the landlord signature must match the saved landlord name.
What tenant ID file can be uploaded?
The tenant can upload one accepted image file or PDF. The landlord can review that file before finalizing.
Does this replace legal advice?
No. The generated document is a starting point. Review applicable state and local laws and consult an attorney when needed.
